INTERIORINTERIOREntry Doors: It is important that entry doors be surrounded by weather stripping to keep cold air from entering the house. Effective weather stripping is an inexpensive way to minimize heating costs, and maximize comfort. As with all doors,
Interior Doors: When doors stick, bind or won’t close properly they can be adjusted or trimmed to fit. When doors are not square and there are other related conditions present, it may be an indication of structural or foundation movement. A qualified civil, structural or geotechnical engineer should be consulted if such indications are present. Latching hardware will be checked for proper operation. Interior Walls: The type and condition of interior walls will be inspected. Furniture, if present, can cover some portions of the walls making a complete inspection impossible. I recommend you conduct a final walkthrough of the home after the occupants remove all of their belongings and note areas that were not visible during this inspection. Ceilings: Moisture stains on ceilings will be looked for. They often indicate moisture from one of several sources, including plumbing leaks, roof leaks and condensation. Because of the hidden nature of many sources, the cause of the stain is not always possible to determine. Recommendations will be made of conditions to monitor, such as ice damming in the winter. Some older acoustic sprayed ceilings contain asbestos. Only laboratory testing will accurately reveal the presence of asbestos. This testing must be contracted separately. Windows: Representative windows will be inspected for operation, and condition. The condition of winter storm windows and doors is not part of this inspection. Seasonal changes and time of day affect the conditions of thermopane windows, making it impossible to evaluate the seal. Floors: Floors will be inspected to identify major defects, when visible. Hidden stains or odors may be present, but are not part of this inspection. I recommend a careful check of the condition of floor coverings be done on your final walkthrough.
Proper function of any fireplace will only be determined through use, and will be effected by a wide range of conditions including, but not limited to, air temperature, humidity, wind, moisture content of the fire wood, availability of combustion air, and the design of the chimney and fireplace. I recommend you familiarize yourself with safe and proper use of your fireplace before lighting your first fire. Other Interior Features: A - Interior stairs Smoke Detectors: Detectors are most effective when located on each floor, in bedrooms and in hallways outside of bedrooms. These units can be tested by pushing the test button. When fuel burning appliances are installed in the home, carbon monoxide detectors are recommended. Laundry: Wiring of the laundry area will be inspected, as will visible portions of the dryer ventilation, and the visible plumbing for the washing machine and any sinks. Washing machines and dryers will not be moved or operated during the inspection. Areas behind and under the machines cannot be judged. |
