When older hardware is present, upgrading is recommended for safety. Automatic Opener: If a door hits an obstruction during closing it should reverse automatically for safety. Older openers were not equipped with this safety function. Garage door remote controls are not tested. Door to Living Space: The door that enters the house from the garage should be solid wood, solid core or rated for that location. This is considered a fire separation door. Pet doors are not recommended in this door. Floor: Non-flammable materials should be used to construct garage floors. Any flammable floor coverings should be removed. The floor should be sloped, ensuring proper drainage under the overhead door. Exterior Door: This will be inspected for latch and locking hardware, and proper operation. Firewall/Ceiling: A ceiling or wall that separates the garage from the house is considered a fire separation. Large holes should not be present in the coverings of these areas. It is not usually possible to determine the rating of these coverings. Ventilation: Fuel burning appliances are frequently installed in the garage. These appliances require combustion air for proper combustion, making ventilation for the garage very important. Electrical: Electrical wiring, lights and outlets are common to the garage area, and will be inspected. GFCI's are recommended. Using extension cords to power lights or garage door openers is neither recommended nor safe. |
